Do I need planning permission?

Whether you need to apply for planning permission depends on:

  • what you wish to do.
  • the location of your property.
  • the existence of any previous applications (which might limit what can be done without permission).

Some types of minor building works do not require planning permission. This is called 'permitted development'. Permitted development rights can be removed from the property, to find out whether your permitted development rights have been removed you can use our Public Access system to search the planning history or email planning@fdean.gov.uk.

For useful planning and building guidance for common projects and to find out whether your project needs planning permission:

If you want formal confirmation as to whether your proposal requires planning permission, you will need to submit an application for a Lawful Development Certificate.
